Who would have thought that the house leakage happened to be rainy at night, and another bad news came from Taihe Hangzhou yard: the community received a decision on administrative punishment. The brick concrete structure wall, gatehouse and elevator shaft built on the outside of buildings 1-30, the (cast-in-situ) balcony and sunken courtyard built on the inside are illegal buildings, which need to be demolished within the specified 15 days.
“What a mess! I dare not even decorate now.” Many owners came to tell us what to do next.

Located in the popular future science and Technology City, Hangzhou yard is the first project of Taihe Group in Hangzhou.
In 2015, Taihe Group won the land at the price of 882 million. In 2017, it opened six times, and each time it was sold out. It also won the first place in the 2017 Hangzhou villa sales ranking with a unit price of 50000.
Taihe Hangzhou courtyard has a total construction area of about 70500 square meters and a plot ratio of 1.0. It is planned to be a courtyard, row and riverside mansion. It was originally a 100% pure low-density project. Its main house types are 155 and 195 square meters, with an average price of about 50 square meters, and the blank is delivered.
It can be said that the original “yard project” of Taihe Group has attracted much attention in the real estate circle. From Taihe Beijing yard to Shanghai and Shenzhen, Taihe yard has become a “big IP”.
Apart from the three-year delay in the delivery of the community, today, as the standard enclosure and gatehouse of the courtyard, how can they become illegal buildings?
On the official website of Yuhang District government, the comprehensive administrative law enforcement bureau of Yuhang District issued an announcement on the construction case of Hangzhou Taiyu Real Estate Development Co., Ltd. without obtaining the construction project planning license.
The announcement said that from September 21 to 27, 2021, law enforcement officers of Wuchang squadron and two staff members of Wuchang Street Urban Construction Management Office inspected Hangzhou Yuanzi community, Wuchang Street, Yuhang District, It is found that the developer Hangzhou Taiyu Real Estate Development Co., Ltd. of the community has built buildings 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, 24, 25, 26, 27, 28, 29 and 30 (the building number is construction number), built brick concrete structure walls, gatehouses and elevator shafts on the outside, built (cast-in-situ) balconies and excavated sunken courtyards on the inside.
It was also mentioned that on October 15, 2021, Yuhang branch of Hangzhou Municipal Bureau of planning and natural resources and the planning and Construction Bureau of the Management Committee of Zhejiang Hangzhou future science and Technology City (Haichuang Park) gave feedback: “the above situations have not handled the construction project planning license, corrective measures can not be taken to eliminate the impact, and it is not agreed to go through the formalities.”
The type of administrative punishment reads: order the party concerned to dismantle the above illegal construction on its own, and the time limit for performance is 15 days.

Today, we came to Taihe Hangzhou courtyard, which is located around Wenmao street, the plate of future science and Technology City, Yuhang District.
No obvious signs of workers’ demolition and reconstruction were found at the periphery of the community, and no enclosure, gatehouse, (cast-in-situ) balcony and sunken courtyard of any building were demolished.
“Now, the owners close to the north and south sides have the biggest headache. Although it was delivered last year, many facades have not been completed.” Some owners told us that for this reason, the current situation of house collection is half open, that is, half of the owners have no choice but to accept the house, and half of the owners are still unwilling to go through the house collection procedures.
The situation on site confirmed the owner’s statement. We can see that at present, the gate of Hangzhou yard on Wenmao street has been closed, and the golden big character “Hangzhou yard” on the head of the door is covered with a red cloth head. Directly opposite the gate, it looks like a parking lot, with many private cars parked. In this street, at present, only one vehicle entrance and exit is reserved in Taihe Hangzhou yard, which is guarded by security guards.
Owners who do not drive have to go to the west gate to enter the community. Opposite the west gate is guanjingting community.
Entering the courtyard, it is very quiet. There are not many owners. There are about 30 households with obvious decoration traces. Some decoration companies have done a good job in protecting the door pocket at the entrance.
Taihe Hangzhou courtyard looks good at first glance, and the photos are also very graphic. But I have to say that the distance between houses is very close and crowded.
“I’m very cold. After spending so much money, I can’t live in the house. She told us that the quality delivery originally promised by developers is now hard to find and hopeless to achieve. “The delivery was delayed for three years, so they closed the house when they didn’t want to consume any more.
