It’s almost everywhere…I see ChatGPT being mentioned on social media and webinars almost every day.

What is so incredible about ChatGPT and can it replace the work of a real estate agent to market properties for lease or sale?

ChatGPT is a tool created by OpenAI that generates content based on years of data analysis of news articles, blog posts, scientific reports and language. It creates content from scratch which is owned by the person who created it. It’s a revolution for copyrights, for saving time, money and energy.

OpenAI was originally created in 2015 as a foundation and is now partially owned by Microsoft. We are still learning how to use this tool in order to accelerate and facilitate the creation of marketing content, reports, grant proposals and even computer programing codes.

ChatGPT allows to create text and image real estate related content more rapidly and creatively, such as:

• Descriptions for properties for lease or sale

• Social media posts

• Blog posts

However, there currently are limitations to this intuitive language technology, which brings me to admit that the intervention of a knowledgeable real estate agent is still key to help you lease or sell your properties:

• The generated content still needs to be reviewed and edited before being published (there sometimes are inappropriate pieces of content that appear in the responses).

• The “black box”: when unexpected language results show-up (biased, inappropriate, ridiculous, absurd or offending).

• The analyzed data stops in 2021; therefore ChatGPT can’t help create current real estate market information. This is probably where the input of a real estate agent is most valuable.

• The content can sometimes be plain and lack emotional touch. This is also where the contribution of a human being enhances the writing style and the storytelling approach.

Therefore, ChatGPT is an astonishing tool that allows to save time and energy to create content, however the contribution of a real estate agent is much needed for knowledge and expertise related to current market trends, pricing, property types and neighborhood information. A real estate agent will also connect with local and international buyers or tenants in order to boost the exposure of residential or commercial properties for sale or lease, will coordinate the signature of various legal documents, negotiate the contract or lease terms for his/her clients and follow-through the steps until closing or the beginning of the lease.
