The housing crisis in the United States has been an ongoing issue. Rising housing costs, inflation, limited availability, and a growing population have made it increasingly difficult for many individuals and families to secure affordable housing. In January 2022, California introduced the SB9 law, a groundbreaking piece of legislation that has the potential to address these pressing issues by allowing homeowners to create up to four homes on an existing parcel, effectively eliminating single-family-only zoning. This law has not only provided homeowners with new opportunities but has also contributed to reducing the housing inventory shortage in the U.S.

Florida is renowned for its stunning beaches, warm climate, vibrant cities and growing tech community like Miami, Miami Beach, Aventura, and Fort Lauderdale. However, in recent times, the cost of living, including housing and food, in these bustling urban centers has surged, primarily due to the pandemic-induced real estate boom and increased traffic congestion.

Climate change is impacting the way we live, and work and sea level rise creates new challenges and opportunities for design and construction of homes, office, retail spaces and neighborhood as a whole.

Since the pandemic, overall prices for food, services, cars and homes to rent/buy have increased. Witnessing a global higher cost of living, many have turned to investing in rental properties in order to get extra income, often in addition to a more “regular” job. Some individuals have even turned ownership of rental properties their main source of income…and this is increasingly happening in Southeast Florida, from the Keys to Miami, Hollywood and West Palm Beach.

According to a recent article published by BNN Bloomberg; Florida, which has seen a sharp increase in migrants since the beginning of the pandemic, was the US state with the fastest-growing population in 2022, ranking first for the first time since 1957, as specified by the Census Bureau.

As a Florida licensed real estate agent taking the Meta (which stands for metaverse) Agent course, I am thrilled to dive into four major bridges existing between the metaverse and real estate.

There will be a lot of hype in Miami and Miami Beach between November 28th and December 7th this year as thousands of people from across the world are expected to converge in the Magic City for the love of art and/or tech.
